Here is some insight into the current real estate market in Naples Florida.
We are off to a slower start than last year….. but not by much!
March sales were brisk with 1,252 closings, just 52 sales short of the same period last year.
Year-to-date sales are starting to catch up with those of 2018, trailing by 8.7% as of March 31st
How about inventory levels?
While inventory levels are higher than that of a year ago, there is still only 8.7 months of supply. New listings were down by 5.5% compared to last year, which helps keep our real estate market well balanced.
What does all this mean?
Given the overall balance between supply and demand, opportunities exist for both buyers and sellers. Buyers, currently, have more options than in recent years. Moreover, sellers, if their homes are priced competitively, should be able to sell in a reasonable timeframe at a price in line with recent closed sales.
